About the property

To run the application we will need $25 per person over the age of 18
who will be living in the home. This fee is non-refundable, even if you don't
qualify. Prior to applying, I understand that the application fee of $25 breaks
down to $15 being for a background check, and $10 being for checking rental
history and verifying income, unless a portable tenant screening is provided by
prospective tenant, in which case the application fee will be waived. Every
applicant will have to qualify to rent the property by themselves in order for all of
the tenants to be approved unless married or immediate family. Which means
all applications will have to pass the background check, including but not limited
to: Credit Check, Employment verification, evictions, sex offenders, as well as
have a good past rental history in order for you all to qualify.
In order to run the application, we will also need from all parties:
- Copies of your Driver's Licenses or government ID
- Any and all past rental history you can provide.
- Latest pay stub showing year to date totals.

1. A prospective tenant has the right to provide to the landlord a portable
tenant screening report, as defined in section 38-12-902(2.5), Colorado Revised
Statutes; and
2. If a prospective tenant provides the landlord with a portable tenant
screening report, the landlord is prohibited from:
Charging the prospective tenant a rental application fee; or
Charging the prospective tenant a fee for the landlord to access or use
the portable tenant screening report.
