About the property
Recently updated family home walking distance to downtown. The house was built in approx 1984 and had only ever had one owner. In 2023 we completed a substantial remodel, including:
- new propane boiler with on demand hot water
- all new flooring throughout, luxury vinyl plank in the kitchen, dining room, bathrooms and laundry area, carpet everywhere else
- main bathroom updated
- new overhead lighting in living room, hallways, and bonus room
- new paint throughout
- all outlets and switches were updated to meet current code and added all necessary GFCIs
- new smoke and carbon monoxide detectors
Ground floor main entrance is shared with the owners apartment. You enter into a small sitting room with a wood stove near the base of the stairs. From here you can enter the 12x12 bonus room with a 1/2 bath and laundry area. This room also opens onto a back deck overlooking the muskeg and the double garage. Back in the sitting room are stairs leading up to the large, south facing living room, dining area and small kitchen. There are two bedrooms and a full bathroom upstairs. There is a third room that has always been used as a bedroom. Along with the primary entrance it has mirrored doors that open to the living room. here is no dedicated master suite and the bedrooms are smaller than average in the house. The kitchen opens to a small upper deck that has stairs to the lower deck. There is a two stall garage with a large work bench and an upright freezer. One day works with a remote, the other has a button in the garage that opens and closes it. There is a wall mount propane boiler that provides hydronic, baseboard heat. This is an older home and it does have the original windows. The yard is fairly small with very large rhododendrons. There is a driveway with two parking spaces, along with room for two cars to park in the garage. There is minimal street parking available in this area.
Owners are currently living in Juneau and maintain the downstairs apartment for personal use. There are no shared utilities between the house and apartment. While this has been a family home, the owners have several rental properties in Juneau and have been property managers for 20 years.
Current tenants are moving south, they have been the first set of tenants since the original owners moved out and remodeled. They moved in 11/01/23
Utilities: Tenants pay all utilities. The current tenants spent approx $800/month, in the winter months, total on utilities and maintained the house at approx 69⁰. Utilities include:
- propane to run the boiler and hot water
- City of Sitka utility bill that includes electricity, water and sewer service and weekly trash collection.This also includes 200lb per month that can be disposed of at the city collection site. Basic recycling is available at no charge at a nearby collection site.
- Internet or cable services
We typically use a month to month rental agreement but we can convert it to an annual lease agreement if desired.
Absolutely no smoking, including cigarettes, vaping, and marijuana.
Pets are considered on a case by case basis. If approved there is an additional $50/month fee.
Rent is $2250/month, security deposit is $2250. For members of the Coast Guard we waive the additional deposit of last month's rent.
