Fire pit & grill: If you plan on using the fire pit, or grill, please refer to the posted instructions, local restrictions and safety guidelines. You can find these in the house manual. After each use, please ensure that the grill is completely turned off and the fire pit flames are fully extinguished.
Sauna: For safety and liability purposes, the sauna is locked. To access it, you will need to scan a QR code to sign a liability waiver. Once it is signed, you will automatically be provided with the code to unlock the sauna.
Consumables: Some soft items like bedding, towels, etc and consumables may be available to use if they're on the premises, but aren't considered a furnishing here. You will provide soft items and consumables for yourself.
Utilities: Can be added / included for $300. Months where the utility bill is over $300, the difference will be billed to the guest. (ie a $356 bill will add $56 to rent for the month).
Maintenance and repairs: the first $50 of a repair will be covered by the guest.
Yardwork: Automatic sprinklers by owner. Yard care by guest.
lease term: 6 months really is a minimum. I'm avoiding a turnover in the middle of winter.
Credit & reporting: A minimum credit score of 750 is required. On time payments will happily be reported to credit agencies.

Please note that one of the property owner lives on occasion in the basement apartment (will park on street and use separate side entrance opposite side of property from your driveway, private with no overlap) with a small shepherd dog. You may occasionally hear barking. If you are so inclined, your neighbor pup would love to get to know you. :)
